At River Tree Property Management (RTPM), we strive to make your renting experience smooth and hassle-free, and that starts with offering simple, modern payment solutions and clear policies.

📅 Rent Payment Schedule

Your monthly rent is due on the 1st of each month. We strongly recommend scheduling your payments in advance to avoid delays due to holidays, weekends, or bank processing times. Rent is officially considered late at 12:01 AM on the 2nd. Timely payment ensures a positive rental history and helps you avoid unnecessary fees.

💸 Late Fees & Returned Payments

Late payments are subject to additional charges. If rent is not received by 12:01 AM on the 4th, a late fee of 10% of your monthly rent will be applied. If a payment is returned for any reason, a $75 returned payment fee will be assessed, and only certified funds will be accepted moving forward. Re-deposit requests for dishonored payments will not be honored.

💳 Payment Options

Our online tenant portal allows you to pay rent via ACH transfer, debit card, credit card, or even participating retailers. Please note: there is a $10 processing fee for payments not submitted through the portal. If rent delinquencies become habitual, we reserve the right to restrict portal access and require certified funds only.

The RBP costs $45/month for new leases starting January 1, 2025. Existing leases are charged $30/month.

🔄 Application of Payments

All payments are applied in the following order: late fees, returned payment charges, utility costs, repairs, and finally, rent. Be sure to stay up to date on all obligations to avoid disruptions.

💡 Utility Responsibilities

Per your lease, you are responsible for utility connection, service, and usage unless otherwise stated. All utilities must be connected in your name and remain active for the entire lease term. Failure to connect or keep utilities on results in a $50 fee per utility, in addition to usage charges.
