How will I receive keys?

Mailbox keys: are issued by the local post office if your neighborhood has a cluster box.

House keys: We do contactless move ins. As long as move in balance owed is paid in full, we will issue out a lockbox code by email so you have access to your new property by your move in date. We will be by within 5-7 business days to remove lockbox.

How do I pay my rent?

Rent can be paid through your tenant portal without charge. Using a debit or credit card when making payment could cause you to incur 3rd party visa, mastercard etc fees. Using e check is free.

When is Rent due? Is there a grace period for late fee?

Rent is due on the 1st! Late fees are automatically assessed by our pm software at 12:01 am on the 4th. As part of your resident benefit package we waive one late fee per calendar year.

How do I submit a maintenance request and when will vendor come out?

All maintenance requests are to be submitted through tenant portal. A vendor will be assigned and you will then see their contact info in your portal. Should vendor not contact you within 24 hours, please feel free to contact them direct for scheduling.


Can I make alterations to the rental unit (paint walls, install tv etc)

Ideally no. Our goal is to give you your entire deposit back minus carpet cleaning. Should you make those alterations and not make things back to the way they were at move in or repair these items unprofessionally it could costs you hundreds of dollars.

How do I break my lease?

In the State of Texas there are three reasons to break your lease without penalty: military orders, family violence on the property or sex offenses on the property. For all other reasons please refer to your lease addendum called Early termination and reletting fee.
